As Project Managers we are able to take projects from inception to completion. We are experienced in all stages of construction project management from developing the Client brief, through selecting, appointing and managing the professional team, design management, planning, tender and construction – all the time managing risk, cost and programme on behalf of our Clients.
Feasibility and viability
Feasibility Studies are undertaken on both new build and refurbishment projects and can be tailored to suit the requirements of the Client. The contents could consider site appraisal and acquisition advice, the viability of a development, presenting a series of options demonstrating capital expenditure and whole life costings, highlight significant risks and make recommendations. With all feasibility studies we aim to strike the right balance between the cost of the study and the level of detail needed to provide reassurance for investment. Our reports always aim to be clear, concise and focused on commercial reality.
We have gained experience in administrating many forms of contracts over the years including JCT, NEC, ICE and Fidic. Having a thorough understanding of contract law and construction, we are well placed in issuing instructions and managing extensions of time, payment certificates and final completion documents.
We are typically appointed for the role of Employers Agent as a follow-on commission from earlier involvement as Project Managers; however we also take on this role as a separate commission. When doing so we ensure a thorough understanding of the Client’s objectives, design and contract terms at the outset; and provide open but firm management of the chosen Contractor.
Throughout a project the entire process is reviewed, eliminating risk as a scheme develops and reporting changes to the Client. Whether quantitative or qualitative, we manage the risk process by Identification of risk, Assessment and Application of mitigating factors, implement, monitor and review the management arrangements
Using Microsoft Project we can create and monitor project timescales and sequencing of works ensuring critical path activities are delivered efficiently and effectively.
Management of defects
It is fundamental to deal efficiently and effectively in managing defects. This period often leaves the Client with the lasting impression of your performance. Having an eye for detail, logging all relevant detail and considering how the Client will use a development on completion is imperative. Regularly monitoring and recording of snagging items in the run up to final completion remains in all parties interest mitigating for disruptive works during the rectification period.
Cost Management and Quantity Surveying
Quantity Surveying is one of our core skills and we provide a comprehensive service to Clients. Our work covers from initial concept estimates, collating bills of quantities, through value management, regular valuations, contract administration and settling of final accounts for the Client.
Our extensive knowledge and experience of current costs give invaluable support to our Clients in managing the cost control of projects.
CDM Advisor and Health and Safety
We have in-house fully qualified health and safety professionals who are able to take on the role of CDM Advisor on projects. We pride ourselves on being pro-active and forthright with regards to health and safety – always aiming to protect the Clients position. We are confident in identifying and resolving health and safety issues throughout design, tender and construction.
Having a thorough understanding of the Construction (Design and Management) Regulations 2015, we ensure the collation, review and issue of the pre-construction information pack, health and safety file and operation and maintenance manuals.
Ensuring co-operation, co-ordination and communication from the onset of projects encourages a good health and safety culture among the Client, design and contracting teams. Undertaking CDM workshops and training where required and providing competence assessments to assist the Client and designer duty holders in fulfilling their responsibilities.
We provide wide ranging consultancy advice to both Corporate and Public Sector organisations on assisting with Management of their property portfolios. We advise on both strategic and operational management issues, prepare and manage tender for outsourcing of services and assist in management of outsourced contracts. We also undertake professional work on their portfolios.
Project Monitoring and Auditing
We have gained extensive experience in undertaking the NEC project supervisor role within Procure 21 contracts, providing both Building and Mechanical & Electrical Clerk of Works. Throughout the construction phase we maintain a keen eye, maintaining extensive records of progress, design development and constructional standards, undertaking thorough Client snagging to ensure a smooth sign off and test / commissioning witnessing.

Fund monitoring is a role in which we have built up a considerable amount of expertise working for some of the major pension and funding institutions. The role requires us to act as expert advisor providing due diligence services to the funding body for construction projects. We monitor and comment on project progress, highlight risks and act as a professional expert on behalf of the funder to protect their investment in the scheme.

Ensuring consistent quality on site is always an ongoing challenge in construction; One of which requires a broad knowledge of design, persistence and good communication skills. Our Clerk Of Works have years of experience in construction and possess all of these skills along with the tenacity to ensure quality is maintained.
We have completed many large commissions managing the fit-out phase of construction projects. We are experienced in producing the tenant fit-out handbook; briefing fit-out contractors and ensuring works are completed within the limitations of the shell build. It is a role that can require complex information management with regards to requests for alterations and production of landlord health and safety information. We are experienced in setting up and managing systems to aid this process.
